1. Scope
These Terms of Use govern the use of the GMS Home website ("the Site"), which presents real-estate advisory, sale/rental brokerage and after-sale support services, and accepts enquiries through its contact forms.
2. Informational Nature of the Content — Not a Public Offer
Property cards, photographs, price ranges, the output of the budget calculator, and any descriptions on the Site are for information purposes only and do not constitute a public offer within the meaning of the Turkish Code of Obligations or other applicable law. Information is accurate as of the date of publication and is intended for general guidance; the current price, payment terms, availability and technical characteristics of a specific property must be confirmed separately and in writing directly with GMS Home. The range produced by the calculator is based on an illustrative model and is not a valuation or a commitment of any kind.
Some property cards on the Site are prepared for illustrative purposes to demonstrate the structure of the catalogue — this is stated separately on the card itself. An actual sale or rental transaction is concluded only on the basis of a separate written contract between the parties.
3. Nature of the Advisory and Brokerage Services
GMS Home's services include property search and comparison, coordinating negotiations, supporting Tapu/residence-permit/citizenship procedures, and after-sale support (Home Service). This is an advisory and brokerage activity; it does not guarantee any particular decision by government authorities (the Land Registry, migration authorities, etc.). Binding legal, tax or financial opinions may only be given by independent qualified professionals (a lawyer, a tax adviser).
GMS Home operates under a Real Estate Trading Authorisation Certificate (Taşınmaz Ticareti Yetki Belgesi) issued under the Turkish Regulation on Real Estate Trading (see the page footer). The certificate number is additionally stated in listings for specific properties and in contracts.
4. Intellectual Property
The text, design elements and visual identity of the Site belong to GMS Home or the relevant rights holders. Some illustrative photographs are used under the Pexels licence. Copying, distributing or commercially using the Site's materials without permission is prohibited.
5. Limitation of Liability
GMS Home makes reasonable efforts to keep the Site's information up to date, but is not liable for outages, delays or transmission errors caused by third-party service providers (hosting, messaging infrastructure). The Site is provided "as is"; uninterrupted or error-free operation is not guaranteed.
6. Changes and Governing Law
The current version of these Terms is published on this page and takes effect from the date of publication. Turkish law governs these Terms and the use of the Site.
